Using the latest data covering real estate transactions between April 1, 2024 and March 31, 2025the Observatoire de l'Habitat updates the *average price per m² by commune.

Prices are taken from notarized deedscarefully analyzed by the Observatoire de l'Habitat in collaboration with the Administration de l'Enregistrement et des Domaines.The 5% extremes (lowest and highest) are excluded in order to provide representative range of prices per m²..

VAT for properties under construction (VEFA) is recalculated at a rate of 3%, within the limit of €50,000 in tax benefits, for a clear and accurate estimate.
