New rental rules in 2024

From August 1, the reform of the rental lease will come into force, lightening the burden on tenants and regulating flat-sharing.

📊 Sharing real estate agency fees

Agency commission fees will now be shared equally between landlord and tenant (50/50). However, landlords can save these fees by renting directly to tenants.

💎 Abolition of the concept of luxury housing

The notion of “luxury housing” will be abolished, thus eliminating exceptions for high-end housing and better protecting tenants.

💰 Rental deposit reduction

The maximum amount of the rental guarantee has been reduced to two months' rent. Precise terms for the return of this guarantee have also been introduced.

📈 Limiting rent increases

Rent increases will be limited to 10% every two years, offering greater cost predictability for tenants.

📜 Requirement for a written lease

All residential lease contracts must be drawn up in writing, and include compulsory information, in particular compliance with the legal annual rent ceiling (5% of the capital invested).

👫 Colocation regulations

Specific provisions have been introduced for shared tenancy, including a “single tenancy contract” and a tenancy agreement to formalize aspects of communal living. A three-month notice period is required for any tenant wishing to leave.

      This would be a very good initiative. It would also make it much easier for young tenants/students to find a place to live, by avoiding very high agency fees.
