Here's an overview of the government's main actions to help individuals and stimulate the housing sector:


📉 Tax measures :


"Bëllegen Akt" tax credit:

 - Main residence: Credit from €30,000 to €40,000 per individual (retroactive to 2024).

 - Rental investment: New tax credit of €20,000 per individual for VEFA.


🏡 Measures for private individuals :


1. Adjusted aid thresholds: More households will be eligible for housing assistance thanks to an increase in the thresholds ranging from 8% to 25%.

2. Rent subsidy: For each dependent child in the household, the allocated amount is increased to €80 per child instead of the previous €40.

3. Homeownership access: Income limits for homeownership grants will be increased by 59%, making it easier for more households to buy a home.

4. Interest subsidy: The interest subsidy rate is increased from 2.45% to 3.5% to support new property buyers.

5. Broader pool of buyers: More people will be able to access affordable and moderately priced housing through organizations such as SNHBM, the Housing Fund, and local municipalities.


🏗️ Measures for the construction sector:


1. VEFA Program: Extension and reinforcement with the acquisition of 170 housing units for approximately €110 million.

2. Public investment: Over €900 million will be invested in affordable housing between 2024 and 2027, representing around 800 housing units.


These measures will help make the real estate market more accessible and stimulate the construction sector.
