During the presentation of the State budget for 2025, Finance Minister Gilles Roth announced a new measure in support of the real estate sector. From October 1, 2024 to June 30, 2025, registration fees will be cut in half, dropping from 7% to 3.5% for property acquisitions.
This measure applies to existing properties as well as off-plan sales (VEFA). Whether you're buying for a primary residence or as an investment, you can benefit from this significant reduction. It’s a great opportunity to boost activity in a tight real estate market.
The Bëllegen Akt remains in effect until December 31, 2024, offering a tax credit of €40,000 per person for a primary residence, and €20,000 for investments. After January 1, 2025, these amounts will be revised to €30,000 per person for a primary residence.
Let’s take the example of a couple signing the purchase of a house worth €1 million on October 9, 2024. Thanks to the reduction, their registration fees drop to €35,000 (compared to €70,000 under the previous rate). On top of that, with the Bëllegen Akt, they benefit from a €80,000 tax credit, which fully covers their fees. As a result, they won’t have to pay anything in registration fees!
For an investor purchasing an apartment off-plan (VEFA) for €700,000, the registration fees will be reduced to €24,500, which are largely covered by the €40,000 tax credit provided.
