🏠 What's it all about?

Visit Bëllegen Akt is a tax scheme designed to promote home ownership. It allows reduce registration and transcription fees normally due on a property purchase (7% of the purchase value).

When acquiring a property intended for use as a principal residencea tax credit can be applied, up to a maximum of 40,000 for a single person or 80,000 for a couple.

This amount is directly deducted from the notary's billwithout any advance payment.

🧱 What types of goods are eligible?

The credit applies to the purchase of goods intended for become your primary residence:

  • existing homes (houses, apartments)
  • off-plan housing (vente en état futur d'achèvement)
  • building land (if a construction contract is involved)

✅ Qualifying conditions

To take advantage of the tax credit, you must :

  • be a natural person
  • be resident in Luxembourg for tax purposes
  • register the property as a primary residence
  • do not have already benefited credit for another good, or to have repaid the previous one

📅 What's changing in 2025

Visit tax credit remains at its maximum level in 2025or :

  • 40,000 for a single person
  • 80,000 for a couple

And an exceptional measure has been introduced for notarial deeds between January and June 2025 :
If you have already benefited from the ceiling in 2024, you can get a top-up if you hadn't used up all your credit.

👉 You will need to submit a refund request via a specific form, made available by the registration administration.

💡 Good to know: The Bëllegen Akt credit does not apply to only one dwelling per taxpayerThis does not apply in the case of voluntary repayment or sale without reuse of the benefit.
