Estas medidas destinam-se a apoiar a recupera\u00e7\u00e3o de um mercado em dificuldade, incentivando simultaneamente o acesso \u00e0 habita\u00e7\u00e3o pr\u00f3pria e ao investimento no arrendamento. Eis os pormenores.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udca1<strong> Um impulso para o sector da constru\u00e7\u00e3o<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph translation-block\">Segundo o Primeiro-Ministro Luc Frieden, esta prorroga\u00e7\u00e3o \u00e9 uma resposta direta ao retorno da procura no terreno. <strong>\"N\u00e3o abrandar o impulso \u00fatil ao sector da constru\u00e7\u00e3o\"<\/strong> \u00e9 a prioridade do Conselho de Governo, que sublinha a import\u00e2ncia destas medidas na consolida\u00e7\u00e3o de uma din\u00e2mica econ\u00f3mica positiva.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcb6<strong> Aumento do cr\u00e9dito fiscal B\u00ebllegen Akt<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph translation-block\">O foco principal \u00e9 o <strong>B\u00ebllegen Akt<\/strong>, um cr\u00e9dito fiscal que est\u00e1 a beneficiar de um aumento significativo:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\"><strong>40.000 euros por pessoa<\/strong> para a aquisi\u00e7\u00e3o de uma resid\u00eancia principal.<\/li>\n\n\n\n<li class=\"translation-block\"><strong>3,5% em vez de 7% de taxa de registo<\/strong> para a aquisi\u00e7\u00e3o de uma resid\u00eancia principal.<\/li>\n\n\n\n<li class=\"translation-block\"><strong>20.000 euros por pessoa<\/strong> para investimentos em arrendamento, nomeadamente para casas em constru\u00e7\u00e3o (VEFA).<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Estas medidas ajudam a reduzir os custos de aquisi\u00e7\u00e3o, tornando a compra de im\u00f3veis mais acess\u00edvel.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcc9<strong> Prorroga\u00e7\u00e3o de outros incentivos fiscais<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Foram igualmente mantidas outras disposi\u00e7\u00f5es: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\">O <strong>imposto sobre as mais-valias imobili\u00e1rias,<\/strong> para as vendas, continua <strong>reduzido para 10 %<\/strong> em vez dos habituais 20 %.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"translation-block\"><strong>A taxa de amortiza\u00e7\u00e3o acelerada de 6 % <\/strong> por ano durante um per\u00edodo de seis anos foi alargada para os im\u00f3veis arrendados.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph translation-block\">Estes incentivos financeiros aplicar-se-\u00e3o <strong>at\u00e9 30 de junho de 2025<\/strong>, enquanto se aguarda a aprova\u00e7\u00e3o final pela Assembleia.<\/p>\n\n\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-text-align-center wp-block-paragraph\"><strong>N\u00e3o perca estas oportunidades fiscais!
